Meet our Staff: Sara Guerra




When was the last time you saw art? Most would reply with the date they last visited an art museum or an art exhibition. 

But if we look up the meaning of Art as shown in Wikipedia, it’s defined as “a diverse range of human activities and the products of those activities” including photography, paintings, sculptures, literature, performances and many more.  

That’s precisely the best description when talking about our newest team member Sara Guerra. If since the beginning of the blog we say she’s an artist, most would have thought she paints or creates sculptures but the truth is she creates art in many more ways.  

Art is merely a way of expressing ourselves. Sara has several tattoos, whether its cats, bees, dragons, snakes or flowers each one of them has a valuable meaning. She also draws, sings and occasionally designs. If she’s distracted, she’s probably coming up with a wacky idea, which becomes a masterpiece once it’s finished.  

All her creativity and energy will be focused in our administrative department. Sara will be in charge of billing and she will be in charge of business centers to continue growing our portfolio and maintaining close contact with each of the centers we work with.

Orange County Office Market is Recovering


What used to be one of California’s major office market, suffered a strong hold back in 2010 due to the recession. A few years ago construction was at its peak but suddenly projects had to be canceled, vacancy rates went up to a high of 21% in the third quarter of 2010 (the highest since 1991) and prices started to go down.

But this year, the tendency is slowly starting to change. According to real estate experts REIS REPORTS, vacancy rate is descending slowly and is expected to be near 19% by the end of the year. Although construction is still in halt, developers are waiting for a better signal to start new projects.


As for prices of office space in Orange County, some believe there is still some time to find a good deal and lock it for a few years, while others assure that landlords are starting to increase prices as the economy recovers.

Most of the current office providers are keeping on renewals rather than new deals but some others have decided to look for new tenants and are offering specials, promotions and free months in an effort to alleviate the hold back.

Meet our Staff: Dave Duque

Stage Fright or performance anxiety is defined by Wikipedia as “the anxiety, fear, or persistent phobia which may be aroused in an individual by the requirement to perform in front of an audience”. Some famous musicians have suffered stage fright even though off the stage they are very outgoing. 

But what happens when it’s the other way around? When someone is introverted but when they “perform”, they become the owners of the stage. How would you call that? 

We call him Dave Duque and he’s the most recent addition to our account management team. 

When Dave is not “on stage”, he tends to be a bit shy and his tone of voice is lower; but once he’s on the phone “performing”, his crushing personality takes over. Just as any musician who immerses in their song and forgets about the rest of the audience, Dave forgets about the rest of the office around him, he raises his tone and immerses in his role as a real estate advisor, he’s a rock star. 

We know Dave’s passion will make a great music producer of him, but in the meantime, he’ll continue being OfficeList’s Rock star.
